Sub Meters

Metering the total energy used in a building is important, but it does not show how energy consumption is distributed across areas or applications such as;

  • Multi –unit sites.
  • Floor levels in multi storey buildings.
  • By tenant, particularly useful when accurate tenant billing is required.
  • Departments within businesses.
  • Production facilities and individual production lines.
  • By system, including Heating, Cooling, Lighting and Refrigeration.

Installing sub-metering to measure energy use in selected areas or by specific machinery will provide a considerably better understanding of where energy is used and where there is scope for making savings. Also, for new non-domestic buildings, sub-metering is laid out in Part L2 of The Building Regulations and requires at least 90% of each incoming energy source to be accounted for through sub-metering. This regulation has been designed with the view that having sub-metering will greatly enhance effective energy management.

Voltage and Power Factor Monitoring

The available capacity of a building is the amount of electricity that the utility company makes available. This authorised supply capacity is measured in Kilovolt Amperes (kVA) and is charged on a monthly basis. If a business consumes more electricity than its authorised supply capacity there will be Power Factor charges.

Over time, changes in loads to a building’s power system can result in the gradual degradation of electrical and electronic components. Adding new pieces of equipment, increasing output or component changes can all have an effect on the load demands of the power system. Un-monitored, these changes can cause the gradual degradation of the electronic components on the power system that can result in damage to equipment and even the power system itself.

Using this data we can isolate the source of the disturbance and implement the appropriate solution to mitigate the problem. We set the system to automatically alarm if your power factor comes within an agreed percentage of your capacity.
